Punta Gorda Isles

Punta Gorda Isles
PUNTA GORDA ISLES...An exclusive upscale area of Punta Gorda.

Punta Gorda Isles is a deed restricted waterfront community. All homes, with the exception of a few located on St. Andrews Golf Course, are on wide canals with access to Charlotte Harbor and the Gulf of Mexico. Most of these canals are sailboat accessible. This is truly a boater's paradise. The City of Punta Gorda maintains the seawalls and canals, which is a huge benefit to the local homeowners. There is a variety of amenities and a wide price range of resale homes, condos and new construction. Time to the Harbor, age of the home, view of the water and size of seawall all contribute to the difference in pricing.

Punta Gorda Isles first development started in 1957 and different areas were opened over the years. The last area to open did so in 1981. There was never a mandatory build time so there are still vacant lots scattered throughout the old and new area. The developer, PGI, Inc. finished their development in the early 1980's, therefore all vacant land is privately owned and resold at the owners discretion.

Rotonda

Rotonda
ROTONDAis an upscale deed restricted community near Englewood in Charlotte County, Florida. This unique community was laid out in the shape of a wagon wheel, which can be seen when flying overhead. Closed-in freshwater canals help to create the Rotonda’s wheel design, and also separate the different subdivisions.

Comprised of a number of subdivisions, homes in Rotonda were erected based on their location. The inner circle of Rotonda includes homes that are only 1,600 square feet or larger, and the outer circle has only homes 1,200 square feet or larger.

The original plans for Rotonda by the developers were to build a separate golf course for each of these subdivisions. This plan never came through, but the Rotonda Golf and Country Club still has three courses with 72 holes for residents to enjoy. To the south of the community is a protected wetland where bald eagles, alligators, herons and egrets call their home. Power, phone and cable lines are all run underground in Rotonda, which is a major plus during Southwest Florida’s storm season. So, as you can see, the Rotonda is a well laid out community with a number of amenities you are sure to enjoy.

Many of the Rotunda’s residents are seasonal, but this is a great community for retirees and families as well. Beach lovers and boating and fishing enthusiasts can make a quick trip to Englewood Beach for swimming, picnics and more. A quick trip to nearby Fort Myers or Port Charlotte will get you closer to fine dining, great shopping, airports, sporting events, entertainment and more. With great weather year round, Rotonda offers a little slice of tropical luxury where everyday conveniences are met with a Southwest Florida lifestyle.
